The Cottages at Main Street
32-unit attainable for-sale community in Erie, Colorado. Sixteen two-unit single-story-with-basement duplex buildings on an entitled infill site adjoining Erie's Old Town fabric. Every home a true single-story, main-floor-living residence with an attached two-car garage and full basement — a product type the regional production-builder market structurally underbuilds.

Alongside our own sponsored pipeline, Westhill & Hines participates as a limited partner in select projects led by other sponsors. These deals broaden our deployed capital and sharpen our underwriting reps across asset classes.
Colorado Springs Daycare
Westhill & Hines participated as a limited partner in this single-tenant net-leased commercial property — a daycare facility in Colorado Springs — alongside the deal sponsor and the broader LP group. The project is currently under contract for sale at an exit valuation that delivers a projected 23% IRR to limited partners over an 18-month hold.
Westhill & Hines was a limited partner co-investor in this transaction, not the deal sponsor. The 23% IRR figure reflects the projected return to limited partners based on the current sale contract terms; the transaction has not yet closed and final realized returns may vary. Past performance is not indicative of future results.

Broomfield PUD Project
A planned unit development opportunity in Broomfield, Colorado. Project details are intentionally withheld at this stage of pre-development. Investors on our updates list will see this project as it advances toward entitlement.

Multifamily Acquisitions
Front Range multifamily acquisitions during a structural dislocation. We're actively underwriting deals through our 42-broker network. Active offerings will appear above when capital raises open.
NNN Industrial
Location-driven net-leased industrial acquisitions across the Front Range. We're building broker relationships and screening deal flow. Industrial offerings appear here as they materialize.
Ground-Up Development
Entitled or refining infill sites along the Front Range. The Cottages at Main Street is our anchor project; additional development opportunities are evaluated as they surface.
