Margin of Safety

The spread between an asset's stabilized yield and the prevailing market cap rate is the only honest source of returns. We pursue deals where that spread is real — and pass on the ones that aren't.

Built to Hold

Great real estate compounds when you own it for a long time. Our default is to acquire, stabilize, and hold for the long term — refinancing to extract equity rather than churning assets for short-term gains.

Local Means Knowable

We focus on the Colorado Front Range because we can drive to every asset, know every submarket, and have built broker relationships over years. Local knowledge is the edge that out-of-town capital can't replicate.

We don't chase deals across the country. We go deep in markets we can drive to — from Pueblo to Fort Collins, with Denver as home base. Local broker relationships built over years, not posts. Every asset is reachable from our office.

Geographic expansion to landlord-friendly Western markets (Boise, Salt Lake, Tucson) is on the roadmap — but only after we've earned the right by executing here first.

Wes is a licensed Colorado real estate broker who has spent his career on the institutional side of commercial real estate, with hands-on involvement in multifamily acquisitions, ground-up development, and net-leased industrial across the Front Range and beyond. His work has spanned underwriting, asset management, and deal sourcing alongside teams executing on hundreds of millions in transaction volume.

Westhill & Hines is the next step: applying that experience to a focused, principal-led platform. Based in Erie, Colorado, Wes operates the firm with a single bias — long-term ownership of cash-flowing real estate, acquired at honest basis, in markets he knows at street level.

The name. Westhill & Hines is named for the middle names of Wes's three children — West, Hill, and Hines.
